National Landing Grew Up: Crystal City, Pentagon City and the Reinvention of Arlington's South End

A decade of cranes turned the county's sleepiest office district into its densest neighborhood. How Crystal City became National Landing — and what is still coming.

National Landing Grew Up: Crystal City, Pentagon City and the Reinvention of Arlington's South End (Arlington Potomac News)

For years, Crystal City was the punchline of Arlington real estate: a forest of 1960s and 70s office towers south of the airport, busy at noon and empty at night. Today the same streets — rebranded, with Pentagon City and Potomac Yard, as National Landing — are the county's second downtown and one of the biggest construction zones in the Washington region.

The catalyst is well known: Amazon chose the area for its second headquarters in 2018, and its Metropolitan Park campus now anchors a district that has added thousands of apartments, new retail streets and a rebuilt public realm. Virginia Tech's Innovation Campus rises just across the line in Alexandria's Potomac Yard, tying the district's future to graduate computer science as much as to federal contracting.

The transformation is physical in ways locals notice daily: 15th Street and Crystal Drive have gained ground-floor life the old office park never had, the underground Crystal City Shops have been reimagined in pieces, and new parks and a planned second entrance for the Crystal City Metro station — plus a pedestrian bridge concept linking to National Airport — aim to stitch the district to the region's transit spine.

It is not finished, and it is not universally loved: longtime residents debate the scale, and the office market that built the original Crystal City is still reinventing itself. But the direction is settled. Arlington's south end is no longer where the county ends. Increasingly, it is where its growth begins.
